Property Owner Terms Version: 2026-10-28-v2 · Effective 28 October 2026 Accurate property information, authority to list and clear brokerage arrangements. 1. Authority and accurate details Submit only if you own the property or have proper authority to act for the owner. Provide accurate location, property type, permitted use, condition, rent, deposit, availability, restrictions and contact details. Disclose material defects, disputes and legal/use restrictions. Do not claim permissions that do not exist. Flaanko may review or decline the submission; a form is not an agreement to advertise or a tenancy guarantee. 2. Flaanko’s role Flaanko provides digital marketing/client introductions and coordinates enquiries with relevant independent brokers. Brokers handle discussions, visits, negotiations, documentation and closing. A submission does not authorise Flaanko to sign a tenancy, guarantee a tenant, certify title or collect rent/deposit on your behalf. Any separately agreed marketing service or fee must be recorded before it starts. 3. Residential brokerage For a residential submission, you acknowledge that an introduced property agent may charge the tenant one month’s rent as brokerage on a finalised deal. You must not obstruct or misrepresent a transparently agreed agent charge. This acknowledgement does not itself create an unspecified owner brokerage or Flaanko fee. If any owner charge is proposed, its amount and trigger must be separately agreed before proceeding. 4. Commercial brokerage For commercial rentals, brokerage can apply to both owner and tenant. The owner must expressly acknowledge that arrangement, and the amount and payment trigger for the owner’s brokerage must be agreed separately before proceeding. This form does not silently fix an unknown commercial owner charge. Neither party should be surprised with an undisclosed fee after committing. 5. Contact sharing, media and visits You request a confirmation call and authorise relevant property/contact details to be shared with authorised partners to provide the requested service. Supply only media you own or can license for review and approved marketing. Obtain consent before including an identifiable person or another person’s private information. Do not publish occupiers’ documents, belongings or precise access/security details unnecessarily. Arrange visits with the lawful occupier’s permission. 6. Availability and honest outcomes Promptly tell Flaanko/the handling broker if rent, terms, availability or units change, the property is rented, you withdraw, or an introduced transaction closes. Give truthful relevant outcome/payment information when reasonably asked. Do not collude with a broker or tenant to fabricate cancellation, conceal an introduced transaction or avoid a lawfully agreed fee. You may decline an unsuitable tenant or withdraw honestly; that alone does not create an undisclosed penalty. 7. Evidence, conduct and disputes Relevant redacted evidence may be requested to resolve a specific discrepancy. Do not provide OTPs, passwords or unrelated documents. Harassment, threats, forged evidence and misleading claims are prohibited. Proven contractual breaches may lead to restrictions and appropriate lawful recovery/remedies; acceptance does not waive your statutory rights or automatically make you liable for a broker’s separate Flaanko fee. Privacy Policy, Website Terms and the accepted specific engagement apply. Contact partners@flaanko.com.
