1. Independent individual partnership

This partnership is with Roshan Patel, operating the Flaanko brand in an individual capacity, located in Chinchwad, Pune, Maharashtra, India. You join as the approved individual broker identified by your Broker ID, email and registered WhatsApp number. Approval is not for an unnamed group of brokers. You are an independent professional, not Flaanko’s employee, franchisee or authorised representative. Flaanko performs digital marketing/client generation; you handle property information, calls, viewings, negotiations, legal/document checks, closing and collection of brokerage.

You may coordinate with your own team or other brokers where lawful and authorised, but you remain responsible for your account, client conduct, reporting and Flaanko fee. You must not share account access, transfer introduced contacts without authority, or use another identity/account to avoid restrictions.

2. Fixed fee: 50% of defined brokerage receipts

For a rental transaction arising from a client introduced through Flaanko, Flaanko’s Client Generation Fee is a fixed 50% of total brokerage actually received for that transaction. This includes tenant brokerage and owner brokerage where applicable, and money received on your behalf by a nominee, associate or controlled collection arrangement. The fee is not 50% of net profit after your expenses.

Your expenses, travel, staff, referral chains, “one-through/ten-through” arrangements and co-broker sharing must be managed within your remaining share; they do not entitle you to reduce Flaanko’s agreed fee. If you cannot work on this basis, do not accept the partnership or take a client contact. You may not retrospectively demand a lower percentage after taking a contact or closing. A genuine dispute may be raised through the complaints process; this does not itself alter the agreed rate.

Example: tenant brokerage INR 20,000 plus owner brokerage INR 20,000 means brokerage receipts INR 40,000 and Flaanko fee INR 20,000. If tenant-only brokerage is INR 20,000, the Flaanko fee is INR 10,000. Rent, refundable deposits and separately identified statutory taxes collected for remittance are excluded. Statutory withholding must be lawfully required and documented.

3. When payment is due

You collect the agreed brokerage from the appropriate party and pay Flaanko its 50% immediately after the relevant brokerage is received. Record closing and payment accurately in the portal. Do not withhold the fee because you used another broker, incurred expenses, stopped the campaign, changed accounts or no longer want the partnership. Flaanko will issue an appropriate invoice/receipt for its client-generation service and confirm receipt only after funds are verified. No upfront standard client-generation fee or guaranteed deal is promised.

4. Which client and transaction are covered

An introduction can be evidenced by portal contact release, a property-campaign enquiry assigned to you, or a documented authorised Flaanko introduction. The obligation covers the resulting rental search/transaction even if the client chooses a different property from the one advertised or originally discussed. It does not automatically impose a fee on an unrelated future transaction with no causal connection to the introduction. Earned obligations and a documented ongoing introduced transaction survive account or campaign closure, subject to applicable law.

If you genuinely had an existing, active relationship concerning that rental enquiry, disclose it with dated supporting evidence before using the Flaanko contact or progressing the enquiry. We will review it; an unsupported retrospective claim does not automatically remove attribution. Do not manipulate dates, identities or associates to disguise an introduction. Unless expressly agreed otherwise, contacts are non-exclusive.

5. Mandatory, timely and truthful client updates

For every released contact, make a genuine effort to contact and assist the client and save the actual result in My clients or the relevant property’s Clients section. Record each meaningful call, attempted call, property discussion, visit, negotiation, closing and change in availability/status promptly. Keep the next follow-up accurate and respond by the due time shown in the portal. An unanswered call is “no answer”, not a completed case.

Do not invent a conversation, visit or closing; repeatedly post meaningless notes; falsely mark cancelled; or claim the client is no longer looking merely to unlock more contacts. Explain exactly what happened and what you will do next. If you cannot help or have no suitable property, say so honestly so Flaanko can consider another broker. Flaanko may verify the outcome with the customer and, where appropriate with participants informed, arrange a conference call.

6. Contact holds and account review

Five pending yellow/orange/red updates counted together across general and property-campaign clients can hold further contact release. Green/on-track cases do not count toward that pending limit, and there is no requirement to close five cases merely to receive the next contact. Five red cases can trigger an account-review hold; updates remain available, and admin review may be required before release resumes. Individual controls expressly shown by Flaanko may apply.

These controls are not permission to submit false updates. We may also hold access for safety, non-payment, suspected misuse or missing current acceptance. You are not promised a specific number, timing or priority of leads.

7. No concealment, circumvention or diversion

Do not hide a closing, misstate brokerage receipts, ask a client/owner to give false information, move the transaction to an associate to avoid Flaanko’s fee, collude to bypass the agreed arrangement or disguise brokerage as another label. Do not coach a customer to deny a deal, withhold their confirmation or delete evidence. Genuine customer choice and honest disagreement are not automatically misconduct; deliberate deception and fee avoidance are prohibited.

An independent co-broker who has not contracted with Flaanko is not automatically bound by this agreement. Your decision to involve that person does not reduce your own accepted obligations, and you must arrange lawful authority and your sharing accordingly.

8. Customer treatment and data use

Be courteous. Threats, harassment, intimidation, discrimination contrary to law, misleading representations, retaliation, unauthorised charges and pressure to give a false rating are prohibited. Use contact details only for the authorised rental enquiry. Do not sell, publish, bulk message or pass customer information to unrelated persons. Verify the authority and accuracy of properties you offer and disclose material restrictions and charges. Obtain the permissions required for visits and content.

9. Evidence and verification

Maintain reasonable records of relevant communications, visits, deal terms and brokerage receipts. When necessary to resolve a specific discrepancy, provide relevant supporting information such as a redacted agreement extract, payment reference or receipt. Do not supply unrelated financial records, passwords, OTPs or identity documents. Flaanko may compare broker and customer reports; a submitted screenshot alone is not conclusive proof. You may give your explanation and relevant evidence.

10. Property-specific advertising

Property Advertising Terms apply additionally when requesting a campaign. Only rental properties with monthly rent strictly above INR 50,000 qualify for submission. Review, owner/media authority and a confirmation call are required; approval or any minimum advertising spend, enquiries or closing is not guaranteed. Flaanko decides when to run, pause or stop campaigns it funds. All client-handling, fixed-fee, reporting and conduct rules continue to apply to campaign clients, including a closing on a different property.

11. Suspension, termination and lawful recovery

Flaanko may pause contacts/campaigns, investigate, reject further partnership or suspend/terminate an account for a material breach, false reporting, abusive conduct, evasion or unpaid earned fees. Urgent protective action may be immediate; where appropriate, the broker can respond through the grievance route. Ending access does not erase earned fees, relevant history or surviving introduced-transaction duties.

Flaanko may issue a demand and pursue appropriate legal proceedings to recover outstanding contractual fees, reasonable documented recovery costs where legally recoverable and other relief available under law. Suspected fraud or threats may be reported to competent authorities where the facts justify it. Accepting these terms does not amount to an admission of guilt, automatic damages, consent to harassment or a waiver of lawful defences. No outcome in court is guaranteed.

12. Acceptance, changes and communications

Accept only after reading these terms. We retain the accepted text/version, Broker ID/account and timestamp as an electronic record. Material revisions require fresh acceptance prospectively; an earlier acceptance is not silently rewritten. Necessary service messages may be delivered through the portal, email, phone or the registered contact channel. Notification delivery depends on device/network settings, so check the portal for due updates. Indian law and the Website Terms’ lawful-jurisdiction provisions apply. Contact partners@flaanko.com for a copy, correction or dispute. Broker/partner support only: call or WhatsApp +91 92703 34519. This number is not a customer support line.
