Website Terms of Use
How Flaanko’s website, client-generation services and partner workspaces may be used.
1. Who we are and what we do
Flaanko is the service brand operated by Roshan Patel in an individual capacity for digital marketing, client generation and separately scoped website-development services. Business location: Chinchwad, Pune, Maharashtra, India. The present contracting and receipt/invoice name is Roshan Patel, operating under the Flaanko brand. Flaanko is not currently represented as an incorporated company or a separately registered business entity. For correspondence or invoicing enquiries, email partners@flaanko.com. Any future change to the business structure, contracting particulars or authorised payment instructions will be communicated prospectively, with notice or renewed acceptance where legally required.
In the current rental model, Flaanko generates and introduces potential clients. Independent brokers handle property sourcing, suitability, inspections, visits, negotiation, documentation, statutory requirements, closing and collection of brokerage. Flaanko does not take authority to negotiate or execute a tenancy on your behalf through a website submission. Legal responsibilities depend on actual activities and applicable law.
2. Which terms apply
These website terms govern general use. The Broker Partnership Terms, Customer Terms, Property Owner Terms and Property Advertising Terms govern the relevant rental service. A signed project scope governs website-development work. A specific, expressly agreed engagement prevails over general wording on the same subject; mandatory law always prevails. A future business category does not automatically carry the real-estate 50% fee. Its rate and payment trigger must be agreed separately.
Browsing is not acceptance of a paid partnership. Role-specific obligations are presented for express acceptance before the relevant account or submission proceeds. You must be at least 18 and have authority to submit information or enter the engagement.
3. Accounts and acceptable use
Use accurate identity and contact details. Keep access secure and notify us of suspected misuse. Do not share an individual broker account, impersonate another person, create duplicate accounts to evade restrictions, scrape client data, resell contacts, upload malicious files or interfere with security. Google sign-in verifies an email identity; it does not itself approve a broker or verify property ownership.
Customer private links provide access without a password. Share them only with the intended customer. We may disable or replace a link if compromised. Do not try to access another person’s page.
4. Services, availability and third parties
An enquiry, broker registration or property-ad request is not a promise of approval, leads, spending, exclusivity, property availability, closing or income. Unless separately agreed in writing, leads may be non-exclusive and campaigns may be changed, paused or stopped. Flaanko decides advertising feasibility and spend for campaigns it funds.
Brokers and owners are responsible for information and permissions they supply. Customers should inspect properties, verify identity and authority, understand their agreement and use traceable payments. A verified website status describes an operational review, not a title certificate, background guarantee or assurance of performance. Google, Meta, WhatsApp, email providers and cloud services are independent third parties.
5. Fees and payments
No upfront Flaanko client-generation fee applies to the current rental enquiry or success-based broker partnership unless a separate written engagement expressly says otherwise. A broker’s success-based fee is governed by the Broker Partnership Terms. Rent, deposits and brokerage payable to the property agent are distinct. Website-development projects may have separately agreed upfront or milestone charges.
Only a genuine, confirmed receipt of money is a Flaanko payment acknowledgement. An uploaded screenshot, broker declaration or customer update does not itself prove that Flaanko received fees.
6. Content, privacy and communications
Our original branding, interface and materials remain ours or our licensors’. You retain rights in your supplied content and grant permission necessary to review and deliver the requested service. Do not upload material you cannot lawfully provide. Personal information is handled as explained in the Privacy Policy; optional advertising measurement is controlled through Cookie choices. Necessary service communications are separate from promotional subscriptions.
7. Restrictions, complaints and legal remedies
We may hold new contacts, pause advertising, investigate or suspend access for non-payment, unsafe conduct, false reports or misuse. Existing payment duties, relevant records and complaint rights are not erased by account closure. Where appropriate, we give the affected person an explanation and an opportunity to respond; urgent safety or security action may be immediate.
We may seek outstanding contractual fees, lawful recovery costs and other relief available under law. Allegations of deception are assessed on evidence; a breach does not automatically constitute a criminal offence. No term authorises harassment, public shaming, unlawful debt collection or access to private accounts.
8. Responsibility and limits
We use reasonable care but cannot guarantee uninterrupted networks, third-party notifications, advertising outcomes or the accuracy of third-party listings. Each party remains responsible for its own acts. Any limitation applies only to the extent permitted by law and does not exclude fraud, wilful misconduct or rights and liabilities that cannot legally be excluded. No blanket waiver of a customer’s statutory rights is required.
9. Changes and disputes
Changes apply prospectively from their stated effective date. Material changes to an accepted role agreement require fresh express acceptance before the relevant new service continues. We retain earlier acceptance records; publishing a new version does not rewrite an earlier agreement or retrospectively create a fee.
Indian law governs. Parties should first raise a written complaint through Contact & Grievance Redressal. Courts in Pune may hear matters where they otherwise have lawful jurisdiction; mandatory consumer forums, regulators and other competent authorities remain available. Severability does not make an unlawful clause enforceable. Contact partners@flaanko.com.
